· Five new ground fault safety outlet plugs installed in kitchen because over time these type of GFCI plugs degrade and lose effectiveness.
· New brass faucet spigot installed in back of property for organic gardening. A long water line and faucet spigots (along the way) run to the back of the property for organic gardening.
· Heated, genuine Jacuzzi whirlpool spa, in spa house has a new genuine Jacuzzi motor, new ground fault (GFCI) safety plug/cord, and computer motherboard. These parts ran but the Jacuzzi rep felt that they might go out in the next year with the new owner, so we replaced them to protect the new owner.
· The water well has a new air volume control valve that controls air volume in water storage tank, and a new stainless steel oil filled pressure gauge, per master plumber maintenance recommendations.
· A licensed roofing company came out to do a full inspection of the roof and although we did not have roof leaks, they recommended some shingles needed replacing for good measure, so we paid for their recommendation. The roof has 50-year architectural grade shingles.
· We have consistently kept up with annual termite inspections through Bugs, Inc. and the last annual inspection this year showed no sign of termites or damage.
· The company that pressure washed the house, concrete sidewalks and driveway recommended a polymer concrete substance to fill in the tiny hairline cracks in the drive way. We paid them to fill in these tiny cracks because they said each year when it freezes, the water seeps down into the hairline cracks and could cause problems later on. The concrete was specially engineered with 5/8 inch thick metal rebar on narrow 6-inch centers and we are not worried about major issues with the concrete, BUT we would like the appearance to remain smooth and nice also.
· We put a new sediment filter that filters the water before it gets to the Water Boss water softener in the garage. We have never put anything but the best grade of water softener salt in the water softener (Morton’s Premium) because cheaper salt coats, and destroys the function of the resin beads over time. Pre-filtering also protects the water softener from minerals. The water is very soft to bathe in and the towels and sheets come out very soft.
· The 14 ft. wide front wrought iron gate has been repainted black.
· New Kichler LED lights over island and breakfast area. New dining room light and embossed silver ceiling trim.
· The sprinkler system runs well and we replaced a new sprinkler head that was not spraying right.
· New air pump installed on the septic system. 2022 County permit is paid for, and septic inspections are up to date with no problems.
· The GE 36 inch double ovens, Kitchenaid 36 inch built-in microwave, and Kitchenaid tall tub dishwasher are in good working order.
· The 26-zone alarm system has been tested, and is in good working order.
· The house is ready for a Culligan Reverse Osmosis system with piping and fixtures under stainless steel kitchen sink. A copper pipe installed in the slab, runs from the Stainless Steel sink to the refrigerator for R/O treated water and ice.
· Near the side breezeway door, there are two water spigots. The top one is softened water for washing autos and the bottom one is regular well water. Your car will come out sparkling clean and very shiny when you wash with softened water. There is also a softened water spigot on the back porch near the 50 amp, and 20 amp. plugs. This was to be able to add water to the steam sauna , but it could also be used in an outdoor kitchen on the porch, or to fuel the electric smoker. The 40x10 ft. tiled porch has enough room to build an outdoor grilling kitchen.
